Probate 

When properties are financially ‘under water’ but need probate work done for a short sale, heirs typically have little interest in paying out of pocket for it. We advance probate costs, without recourse if the sale fails, and only get reimbursed at closing from either the buyer or foreclosing lender.

We find our cost to probate is substantially less than counsel typically charge. At times we’ve charged less than half of what other counsel quoted clients, and can do so because we’re taking a wholistic view of the entire transaction and not focusing on just one step in the strategies.
