Title defect preventing sales
We represented a woman whose property included several separate parcels. Unfortunately, one had a title defect identified just prior to closing. The problem parcel impacted property access and threatened to derail the short sale closing. We formulated a solution, persuaded the buyer to close with the title defect and a promise to help resolve it later, and then handled the probate work necessary to resolve it promptly after closing.
In another matter, we represented a woman who wanted to sell her property but found a constituent parcel had a title defect due to the heirs’ failure to probate decades earlier. We prepared the registry filings necessary to resolve things, clearing the way for a future sale.
